AVA Ballston sits just off Custis Memorial Parkway (I‑66) in the heart of Ballston, Arlington, VA. The community is located at 4650 N. Washington Boulevard, only 0.3 miles (about a 7-minute walk) from the Ballston-MU metro stop (Orange & Silver lines). From there, it’s a quick ride into Downtown Washington, DC (roughly 15 minutes by Metro). For drivers, being right next to I‑66 means trips into DC or west toward Tysons are fast and easy.
AVA Ballston’s surroundings offer an ideal mix of city convenience and neighborhood charm. The community is within walking distance of Ballston Quarter (one of Arlington’s top shopping and dining hubs, just a 10-minute walk away) where you’ll find popular restaurants, shops, and entertainment.
